      The only thing I would say is that the twin cities area is like most other metros, the closer you are to the city the more liberal the politics and that tends to reflect the character of the people.

    Most older homes have a variety of mature trees that are either in the wrong place, dying, or in need of significant trimming and is very costly to deal with and most people are not willing to deal with that. Planting and watching new trees grow is very satisfying in my opinion.

      I work with so many people that are leaving because of that- I was just chatting with a former client about it the other day and as I think about who I have worked with it’s been a very common theme that they are looking for a place that will treat them as humans with equal rights or they have someone in their family they are worried for

    Well, you really have bent yourself into a pretzel attempting to convince viewers that a buyer‘s agent is an essential component of a real estate transaction. I beg to differ. This assertion may have been true back before Zillow and Redfin and all of the other real estate apps came into existence. Now, buyers can find their own properties and don’t need a buyers agent to bring properties to their attention. Buyers are going to use these apps to look for the house that meets their needs, has the features that they want, and that is located in the city/county where they want to live. They never have, and they never will look to ascertain what the payment arrangement is between the buyer’s agent and the seller’s agent. I am a real estate investor and I have purchased 17 properties over the past seven years. On exactly one occasion did my buyer’s agent recommend a property to me for purchase. All the others were properties that I or my wife found. As part of the transactions, my buyer’s agent did nothing more than prepare a purchase offer agreement and then communicate with the listing agent as I haggled over the price. There was no magic negotiating skill that my buyer’s agent had (by the way, in this location, he is an extremely successful real estate agent, so please don’t suggest that I got myself a bad agent). If I have a choice between paying $3000 more when I purchase my next rental property solely for the privilege of having him transmit emails and text messages to the listing agent as I haggle over the price and then having him start the ball rolling on a home inspection, then I am certainly going to buy my next rental property (after the settlement goes into affect) without the assistance of a buyers agent. Bottom line, I predict the buyer’s agents will become extinct or nearly so.

      Hmm. Well, as I said, no one has or is ever going to require you to use an agent. It’s a service. Use one or don’t. If you can DIY it, then by all means do so. Doesn’t seem like a smart decision for someone that buys a house 3 times in their lives. I know my value. And I know my clients and what they need. Most of the people I serve don’t live in my market, some have never been here before and many don’t even see the house until closing. My clients tell me all the time how much value I bring so 🤷🏻‍♀️. BTW, buyers agency was created not that long ago because listing agents were taking advantage of buyers. Thanks for watching.

      @@MarySchumann Yes, first time buyers and people relocating to an area foreign to them would require your assistance. No argument there. But if a buyer is going to have to pay the buyer‘s commission, then a typical first time buyer who can barely scrape together a down payment simply won’t have the additional 3% to pay for your services. So whether they need you or not, they won’t be able to afford you. But you are correct, geographical transplants will be likely to continue needing and using your services. Perhaps only real estate investors who have one or two or three dozen transactions under their belt can DIY it. But I suspect that your typical upgrade buyer who is moving from a $300,000 house to $600,000 house is going to think long and hard before they commit themselves to paying you $18,000 for guidance and I’m willing to bet that the majority of them will choose not to. But we don’t have to argue about this. The future will unfold soon enough. Let’s pick up this discussion in a year and see how things have unfolded.

      well, we will see how things go. There is a reason that sellers have been contributing to buyer's agents fees for as long as they have and it's not because it was mandatory. Everything is negotiable in real estate. This proposed settlement in no way prohibits sellers from contributing. We will see what happens in July. I think you overestimate the income of buyers agents as well - the median home price here is under $400K. I just closed with a buyer that I have been working with for MONTHS and my gross check was a little over $5000. I get to split that with my broker and pay 30% in taxes. If you do the math on the hours spent and the income that I end up with to pay bills (run a business) and feed my family it isn't quite the glamorous sums that you're talking about.

      @@MarySchumann $5000 on the sale of a $400,000 house!?!? And that is before splitting it with your broker and before paying taxes!?!? That is a surprisingly and disturbingly low figure (I’m sure in this regard, I am preaching to the choir). Please understand that my prediction of how the future will unfold is not based on a belief that real estate agents/brokers are overpaid. I think there are currently just over 2 million real estate agents/brokers in the United States and as of February of this year, only 1.4 million homes for sale. That tells me that competition in your industry is fierce. And I suspect that this fierce competition translates into lower incomes for everybody in your industry. Please do not construe my remarks as wishing ill on the people in your profession. I simply realize that buyers respond to economic incentives. If we tell buyers that now they are going to have to pay for a service that they used to get for free, a good percentage of them (I believe more than half) will choose to decline the service. I don’t say that I want it to happen and I don’t say that I hope it will happen, I’m simply predicting that it will happen. I predict that real estate agents will switch the focus of their efforts from buyers to sellers and that the number of buyers agents in this country will dwindle dramatically because of these economic and financial considerations. And yes, I understand why sellers agents have been offering incentives to buyers agents - they want buyers agents to bring buyers to the sellers agent. But in a world where there are far more buyers than sellers, and where sellers are receiving multiple offers, they don’t need to be generous. Once a seller has the revelation that the “industry standard“ or “customary“ 6% commission is negotiable and once they figure out that they have been paying not only their own agent, but also the agent who represents the party who is negotiating against them, then I think so long as the number of buyers outnumber the number of sellers, sellers will become increasingly reluctant to pay any portion of the buyers agent’s commission.

      No - this was not a $400k house, I was simply telling you that the MEDIAN price is under $400- so half of the sales are below and half above. Sometimes we do sell quite expensive homes and sometimes it can be a condo for less than $100k. Just to clarify- we have never worked for free. We have always signed a buyers agreement that includes compensation and the buyers know this. Listing agents contributed to our compensation - but not always at the price that the buyer agreed to pay. Will there STILL be multiple offers on homes when sellers don’t offer any concessions? We will find out. This will dramatically shrink the buyer pool. If buyers think about using the listing agent to avoid paying someone to represent them I would say that they aren’t making a decision that is actually in their best interests. Someone compared it to using the same divorce attorney as your spouse… anyway. Yep, lots of settling out to happen.

    High quality education.... My niece just set her h.s. senior schedule and the school was saying Minnesota only wants kids to be above an 8th grade reading level to graduate... if 8th grade is high whats the rest of the country at. Crap politics full of corruption, strangling Minnesota outside of the TC Metropolitan area, bad labor laws that favor companies over employees. Drug problems have gotten beyond hope over the last 20 years. Walz is just copying whats ruined California, Chicago and New York. Ive lived in Minnesota my whole life and its sad to see how far the state has fallen. I loved living here. Northern Minnesota is full of beauty, but each year that passes, i can't help but wonder why i haven't left yet. Alot of business owners i know are actively looking to move out of Minnesota. I hope something changes for the better but it hasn't shown any signs of that. If it doesn't change soon Minnesota's Borders will look drastically different in the near future.

    Thanks for this video Mary ❤️‍🔥 Tell them all, girl!!! We moved to Minneapolis from Texas in 2022, right after SCOTUS struck down Roe v Wade. Texas moved ASAP to assault reproductive rights and we knew the state of TX would be emboldened to come for LGBT+ people too. We had already known that we needed to leave Texas but weren’t necessarily in a hurry. Until Dobbs v Jackson dropped, it changed everything. We needed to be in a state ASAP that would still protect us if protections provided by the federal umbrella went away. We sprung into high gear and were starting new lives in Minnesota just a few short months after the Dobbs decision. I’d rather be cold for half the year in MN where LGBT+ are beloved than live in the sunbelt with a target on our backs.

    I was born here in Minnesota, and I'm on my way out as well. So are four other people that I know of. It's just not the same as it used to be. The atmosphere is more stand-offish and intolerant. Crime is skyrocketing out of control. Everybody's scared of everyone else, other than their family and friends. Freezing temperatures for 6-7 months out of the year. Can't do it.

      Doh! Yes. But we have the superior hiking trail. Canoes? Kayaks? (Grasping) I have blacked out the possibility of rafting because I once did the New River in WV and we capsized and I could hear the angels singing. I thought it was end times for me. Never again. 😂

      Had house robbed 3 times, family attacked,and I was attacked also. Not sure why you think florida is under control. It's a pretty sad place prople.just hiding in there house with a/c on in jan at 70 degrees. How about drugs poor schools?? 30 years there only miss beaches miami dolphins free with antenna. I prefer the climate there too, sad what happened to that state. Never will be the old fl.
